7 Signs Your Boiler Needs Replacing

The Norwich Plumbing Services Team Updated 28 September 2026 5 min read

Frequent breakdowns, strange noises, or rising bills can be a warning. Since repair isn't always the answer, here are the signs to watch for.

If your boiler feels unreliable, it helps to know the difference first. A repair fixes one fault. A replacement solves the whole problem. Here are the seven signs we check for.

1. It’s over 12–15 years old

Most boilers last 10–15 years with regular servicing. After that, efficiency drops and parts get harder to find. The risk of a breakdown in the middle of winter also goes up sharply. Age alone isn’t a reason to panic, but combined with any sign below, it tips the balance towards replacement. Book a boiler service once a year to catch these issues early, wherever you live across Norwich and the surrounding towns.

2. Frequent breakdowns

One repair is normal wear and tear, while two or three call-outs in a year for different faults form a pattern. It usually means several parts are failing at once, not just one.

3. The flame is yellow or orange instead of blue

A healthy gas flame burns blue. A yellow, orange, or flickering flame can mean incomplete combustion. That can produce carbon monoxide. If you see this, turn the boiler off and get it checked immediately.

4. Unusual noises — banging, kettling, or clunking

Kettling is a rumbling noise like a kettle about to boil. Limescale or sludge around the heat exchanger usually causes it, since it restricts water flow. Sometimes a power flush clears it. If the heat exchanger is already damaged, though, replacement is the more sensible option.

5. Rising energy bills without a change in usage

As boilers age, internal parts wear down and efficiency drops; as a result, you burn more gas for the same warmth. If your usage hasn’t changed but your bills have crept up, an ageing boiler is a common, often overlooked cause.

6. Visible limescale, soot, or staining

Limescale build-up or soot staining around the boiler are visible signs of strain, since hard water or worn seals are the usual culprits.

7. Repair costs are creeping towards the price of a new boiler

As a rough guide, check the boiler’s age and the repair quote first. If it’s over 10 years old and a repair quote comes to more than half the cost of a new boiler installation, replacing it usually makes more financial sense. This is especially true if it’s already had more than one repair this year.

What to do next

If a couple of these signs sound familiar, get an honest assessment rather than guessing. This applies to older properties across the area, from rental turnovers in Dereham to a boiler that’s had one too many call-outs in an Attleborough home. It’s just as relevant for homeowners in Wymondham weighing up the same decision. We check the boiler properly and tell you what’s actually wrong. Then we give you a straight recommendation, repair or replace, with a fixed price either way, or you can book a boiler service now if you’d rather stay ahead of a full breakdown. Get in touch and we’ll take a look, or read our new boiler cost guide if you’re already leaning towards replacement.
